SCOPE OF WORKS
The water play complex at Inverloch Caravan Park has made a splash in more ways than one. A stunning and bold design, it houses a range of slides and water play equipment at this popular seaside destination.
TS Constructions were the principal contractor and managed the construction from inception to handover and coordinated all aspects of the works. This project was the first indoor waterpark for a caravan park and has become a template and test case for additional complexes around Australia.

QUALITY OF CONSTRUCTION
The waterpark required careful attention to detail to ensure corrosion and degradation did not occur. The steelwork had to be installed in a way that ensured any corrosion protection was not compromised during construction.
The flooring treatment also required extensive waterproofing and had to be durable to cope with years of heavy, damp foot traffic. The extensive glazing required significant preparation to ensure correct placement and fitting.

PROJECT MANAGEMENT
TS Constructions has developed a project management system accredited to international standard ISO 9001. The management system for the Big 4 Inverloch project addressed all significant criteria by the following processes and strategies;
Key construction tasks were identified and scheduled with consideration as to site management, OHS and building industry best practice to ensure a smooth and trouble free workplace and construction process.
The client was keen to see local trades involved in the project both from a community and from and environmental impact point of view. TS Constructions utilised key trades primarily from the Bass Coast Local Government Area.
Regular site meetings were held with all stakeholders represented. These were extensively documented and distributed with allocated task lists included.
The client was happy with TS Constructions and would utilise their services in the future.
- Trevor Bowler, a Director of the company, was appointed Project Manager and was responsible for all aspects of the planning and execution of the project
- The Project Manager was the key point of contact in all interactions with the client.
- A Site Manager was appointed to the project that was experienced in managing complex, multi-trade sites.
- A detailed project plan was developed and tracked that outlined significant tasks and milestones and allocated responsibilities.
- An Environmental Management Plan and a Site Specific Occupational Health & Safety Plan was developed for the project. This took into account site conditions and work practices required to complete the project.
- Ongoing project management was undertaken using an enterprise resource planning (ERP) program called Constructor, which managed the financial transactions associated with the life of the project.
- Regular site meetings were held to report on progress to the client and work through any issues that arose during the build.
- All correspondence was confirmed in writing, with copies kept both in hard and soft formats.

VALUE FOR MONEY
The key consideration for the client was ongoing running costs. The design and execution of the build ensured that these costs will be contained or minimised through the use of extensive double glazing, tight tolerances in construction and energy efficient plant and equipment.
The project was completed within scope and budget. Minor variations occurred as a result of small changes in scope by the client.

SUSTAINABILITY / INNOVATION
This was the first indoor water park designed and installed in a caravan park, and has become a template for other proposed parks throughout Australia. TS Constructions has developed a process and project management system that allows for this to be replicated in other locations and negotiations for more parks are underway.
The steelwork used in the project was electrically charged to minimise and offset potential corrosion, an essential aspect to a water vapour laden environment.

SITE MANAGEMENT
As a public space within a caravan park, high priority was given to ensuring minimal impact on guests and staff. All works were contained within the work compound for the duration, with deliveries carefully scheduled to avoid impacting any visitors.
Noise and visual intrusion was a concern of the client which was addressed through thorough and comprehensive site induction and instruction. There were no significant injuries or incidents and the site was left in a pristine condition at the conclusion of works.
There were issues with ground water in the foundations identified during construction. This was resolved by undertaking civil works at low tide to avoid saturation of the ground.
