SCOPE OF WORKS
The construction of a substantial family home on a lifestyle block in a seaside resort town provided a significant blank canvas with which to play with. The property is essentially two buildings, with a landscaped swimming pool providing a link between them.
The main building consists of a luxurious family home with master bedroom, robe and ensuite, two additional double bedrooms with shared bathroom, large open plan kitchen with butler’s pantry, dining and living space, a rumpus room, a study and a gym room. An oversized double garage opening into a mud room, laundry and guest powder room complete the house. Surrounded by decking to the north and east, the house opens itself up to the outside.
The second building is a pool house with internal kitchen and living, bedroom and bathroom and extensive covered decking.
Constructed of a combination of limestone block work, rendered surfaces and timber, and with a variety of flat and racked roofs, the building provides plenty of visual appeal. A significant driveway and landscaped grounds tie the building to the site. Retention of a large existing tree was integral to the design and provides a sense of natural heritage often lacking in new builds.

QUALITY OF CONSTRUCTION
No expense was spared in the quality of finishes and fixtures in this home. The flooring selection included a mixture of carpeted surfaces, polished concrete, timber and tiling, each of which had to seamlessly meet with the other.
Solid limestone feature walls are superbly constructed with clean and even joints. The feature fireplace with wood storage and recessed TV is a testament to the stonemason’s skills.
Finishes in both internal kitchens and the outdoor kitchen are of superb quality. Stone waterfall bench tops, glass splashbacks and premium fittings are found throughout all the extensive joinery. Stainless steel appliances for both internal and outdoor kitchens finish off the high standard.
High gloss tiles in bathrooms and generous shower areas provide luxury that is of the highest standard.
The main kitchen opens to an outdoor area with marine ply lined ceiling contrasting black joins and stainless steel down lights and fan create. This has created a stunning area from which to relax and enjoy all the home has to offer.
The pool house has a kitchen that extends onto an outdoor deck and gourmet BBQ area, with sink, cabinetry and stone bench tops.

CLIENT RELATIONSHIP
The client’s needs evolved during the construction phase, with minor changes to layouts, finishes and product selection easily incorporated without changing the final project price. Regular client updates were managed through site meetings, electronic and postal communications and phone contact.
TS Constructions were able to realise the vision desired by the owners and created by the architect in a stress free and seamless manner.

DESIGN
The initial requirement was for a lifestyle residence that embraced all the characteristics of a relaxed seaside environment, whilst functioning as a permanent home for a young family.
The design team at Planned Living, led by Jay Earles, responded with a single level, open plan concept, with all living spaces afforded the benefits of passive solar access through its Northern aspects. An unrestricted link between inside and outside was maximised through the use of full height glass elements and sliding door systems, this is accentuated by the floating forms of the butterfly roof and raking ceilings. The lightweight roof-forms are anchored through the strength of solid limestone walls which project through the house.
The floor plan and site layout provides a mix of private space for varying needs as well as shared areas to encourage interaction and activity. With the central pool acting as a visual focus for all living areas, outdoor lifestyle is highlighted.

EXECUTION OF DESIGN
The builder responded to the design in an exceptionally professional and committed manner, interpreting the documentation extremely well and maintaining effective communication with all parties throughout the construction process. This can be seen in the quality of workmanship and level of detail and finish achieved by TS Constructions
VALUE FOR MONEY
As a premium home, no expense was spared in finishes. The owners plan to stay for a long time and were more interested in whole of life expenses rather than short cuts in the construction phase. Sustainability initiatives lower the overall cost of living and superior finishes and selection of premium materials minimise ongoing maintenance costs.
SUSTAINABILTY / INNOVATION
Energy efficiency was initiated through careful selection of cladding and block work, passive solar efficiency and a thermally efficient slab construction. Water tanks were connected to sanitary services and a solar hot water service was incorporated. All windows are double glazed and ceiling fans have been utilised to move air throughout key living areas.
