SCOPE OF WORKS
The owners secured a compact block of 480m² in the coastal town of Inverloch, with uninterrupted views over the foreshore and inlet. They engaged TS Constructions to build a custom home designed to take advantage of the views and provide living space tailored to their lifestyle.
Featuring an expansive living zone with sweeping water views to the south and a protected north facing outdoor living zone, the home epitomises coastal town living. The kitchen, situated in the heart of the home, has a feature island bench, huge walk-in pantry and great connectivity to the rest of the house. Sleeping accommodation consists of two bedrooms, the master with separate walk in robes and ensuite. A study, family bathroom and internal access to the garage complete the offering.
Two outdoor living areas were designed for different purposes. The rear, covered deck off the main family room is perfect for family gatherings, with the front deck a more relaxed and informal outdoor area with a focus on connecting with the environment.

QUALITY OF CONSTRUCTION
The client’s had a high expectation relating to their finished home. Designed as a retirement residence, the clients wanted a modern home that borrowed elements from their previous family home and had scope to incorporate favourite items of furniture and decorative pieces.
Each element of the build was carefully selected and constructed or installed to the highest possible standard. Feature grade timber flooring was utilised extensively throughout the interior, and required skilled tradespeople to ensure it was perfectly installed.
The kitchen featured stone benchtops crisp, white joinery and European stainless steel appliances. A contrasting glass splashback brings character to the kitchen and contrasts dramatically with the joinery. The cabinet makers’ skill is evident in the clean, sharp lines and ease of opening of the Blum equipped drawers and cupboards.
The external design of the home required skilled trades to blend various external finishes. A key element of the look was the use of random, stone veneer cladding.

CLIENT RELATIONSHIP
The owners were pleased with all aspects of dealing with the TS Constructions team. There was an open and communicative process followed throughout, with input from the client gratefully accepted and incorporated into the building process.

DESIGN
The layout has been designed to maximise the views to the Inverloch foreshore, with an emphasis on living spaces. A flush finished fireplace with recessed television above creates a focal point in the lounge. Large windows either side allow connection with the local foreshore and ocean.
The main bedroom has an ensuite and walk in robes, with magnificent views over the foreshore and a thoughtful, picture niche and hardwired reading lamps providing a homey touch.

EXECUTION OF DESIGN
The finished product reflected the intent of the designer and delivered a high quality residence for the clients. A key requirement was to have a modern home that reflected their personality whilst allowing them to use familiar furnishings from their old home.
VALUE FOR MONEY
The clients have commissioned a home that suits their requirements, with a focus on good finishes and usable space rather than sheer volume. They were particularly pleased with the quality of the build and the care in which the finishes were applied.

SUSTAINABILITY / INNOVATION
The final design was rated at 6.1 Stars, with a high level of passive solar design principals incorporated to reduce ongoing running costs. This included plenty of double glazed windows positioned to provide cross flow ventilation, and thermally efficient external building materials
To minimise environmental impact during the construction process, building materials were recycled and workers drawn from the local region to reduce travel time and associated environmental impacts.
