SCOPE OF WORKS

This stunning and impressive property is located just outside of Inverloch on acreage, with sweeping views of the inlet and surrounding countryside.
 
The home has over 360m² of living space with an additional 50m² of outdoor living.  The kitchen, with its expansive views, is the heart of the home, has been finished to exceptional standards and overlooks a bright and airy dining area.  Adjoining the kitchen is a comfortable living area, separated by a feature stone fireplace.  Large windows and sliding doors ensure that the natural environment is always a feature.  To one side of the home is the master wing, with a large bedroom, generous robes, luxurious ensuite and, of course, more stunning views.
 
To the opposite side of the house is three additional bedrooms serviced by two bathrooms.  A rumpus room provides additional living space but has been thoughtfully situated to be discrete from the sleeping areas.  The elevated nature of the design provided for extensive, lower level storage and workshops.

The home features internal and external limestone walls with Dromana Rock feature walls and fireplace.  Built on a polished concrete slab and with high quality fittings and fixtures, the home exudes natural luxury.  The high level of finish extends to the kitchen and other joinery, with granite benchtops, European fittings and appliances and high spec light fittings. 

QUALITY OF CONSTRUCTION

The clients were exacting in their design and expectations.  TS Constructions were up to the task, taking considerable care and time in executing the works.  In particular, the stonework is a stunning feature that demonstrates the care taken by the builders and tradespeople. Intersecting with the stonework is modern cladding and varnished timber finishes, all seamlessly joining to present an impressive façade.
 
The trades selected for each component were assessed by their experience and skill in producing an outstanding result.  All joints and articulations intersect perfectly in clean and crisp lines.  With the variety of materials used in the external façade, the standards delivered are industry leading.

CLIENT RELATIONSHIP

​The owners were pleased with all aspects of dealing with the TS Constructions team.  There was an open and communicative process followed throughout, with input from the client gratefully accepted and incorporated into the building process.
 
Various changes were requested and delivered as the project developed, leading to some minor extension in the building timeframe.
 
Regular site meetings were held where ideas were discussed that led to minor alterations that gave an overall better result.  The owners have no hesitation in recommending TS Constructions to their family, friends and anyone else looking to build a quality family home in the region and are happy to use their home as a referral site for other potential TS Constructions clients.

DESIGN

​As a coastal home, the design is all about the view.  The designer, in conjunction with the window manufacturers, created expansive and open views that will encounter brutal climatic conditions, meaning their trade had to be of a high quality and exacting to specifications.
 
The floor plan and site layout provides a mix of private space for varying needs as well as shared areas to encourage interaction and activity, with the ever present view of the ocean available from all areas within the home.

EXECUTION OF DESIGN

​The builder responded to the design in an exceptionally professional and committed manner, interpreting the documentation extremely well and maintaining effective communication with all parties throughout the construction process. This can be seen in the quality of workmanship and level of detail and finish achieved by TS Constructions.

VALUE FOR MONEY

The exacting specifications required by the client led to a high price for the final build price and the location of the home allowed for a high capital price, as the million dollar views are unable to be built out.  The price initially quoted was extended due to additional works insisted by the client as the build progressed.
 
The client and architect were both pleased with the final result and felt that the investment was more than appropriate for the size, scope and level of finish provided by TS Constructions.

SUSTAINABILTY & INNOVATION

​The client was very conscious of the fact that a large home can have a heavy carbon footprint.  A ground heat thermal hot water system was installed, utilising heat from the earth via several pipes drilled into the ground approximately 70m deep, and used to heat the home.  This is augmented by a solar hot water system and thermally efficient, double glazed windows.  In addition, the septic sewage system utilises a worm farm waste water treatment system.
 
Indigenous plants have been used in the landscaping to reduce water consumption and encourage bio-diversity in plants and animals.
