SCOPE OF WORKS

 TS Constructions were engaged to build a custom designed, two storey luxury home on the foreshore at Phillip Island.  The total living area of the home was over 300m², situated on a 770m² block with commanding views over Bass Strait. 
 
Consisting of an upper level with kitchen, meals and living area, master bedroom, ensuite, robe, study and second bedroom, the design masterfully separates living and sleeping areas in two distinct and separated areas.  The lower level has a third bedroom, second study, laundry, bathroom and rumpus room.
 
The finishes are to an exceptionally high specification, with polished concrete floor on the lower level, polished solid timber upstairs and flush finished cornices throughout.  Feature racked ceilings in the main living areas add visual impact. The high quality kitchen has stainless steel appliance and luxurious stone benchtops.  Integrated lighting and entertainment units add to the quality feel of the design. ​The client and architect were both pleased with the final result and felt that the investment was more than appropriate for the size, scope and level of finish provided by TS Constructions.

QUALITY OF CONSTRUCTION

The client has exacting expectations and TS Constructions delivered to the brief.
 
The trades selected for each component were assessed by their experience and skill in producing an outstanding result.  All joints and articulations intersect perfectly in clean and crisp lines.  With the variety of materials used in the external façade, the standards delivered are industry leading.
 
The joinery suppliers’ skill is evident in the clean, sharp lines and ease of opening drawers and cupboards.  High gloss finishes on the flooring required exceptional workmanship.
 
Externally, timber features were contrasted against modern claddings and renders, with all articulations and joins made in a seamless manner. 

CLIENT RELATIONSHIP

The owners were pleased with all aspects of dealing with the TS Constructions team.  There was an open and communicative process followed throughout, with input from the client gratefully accepted and incorporated into the building process.
 
Regular site meetings were held where ideas were discussed that led to minor alterations that gave an overall better result.  The owners have no hesitation in recommending TS Constructions to their family, friends and anyone else looking to build a quality family home in the region and are happy to use their home as a referral site for other potential TS Constructions clients.

DESIGN

As a coastal home, the design is all about the view.  The window manufacturers created expansive and open views that will encounter brutal climatic conditions, meaning their trade had to be of a high quality and exacting to specifications.
 
The floor plan and site layout provides a mix of private space for varying needs as well as shared areas to encourage interaction and activity, with the ever present view of the ocean available from all areas within the home.

EXECUTION OF DESIGN

​The builder responded to the design in an exceptionally professional and committed manner, interpreting the documentation extremely well and maintaining effective communication with all parties throughout the construction process. This can be seen in the quality of workmanship and level of detail and finish achieved by TS Constructions.

VALUE FOR MONEY

The exacting specifications required by the client led to a high price for the final build price and the location of the home allowed for a high capital price, as the million dollar views are unable to be built out.  The price initially quoted was extended due to additional works insisted by the client as the build progressed.

The client and architect were both pleased with the final result and felt that the investment was more than appropriate for the size, scope and level of finish provided by TS Constructions.

SUSTAINABILTY AND INNOVATION

The home achieved a six star rating and utilised double glazed windows, extensive insulation and thermal efficiency.  Hydronic heating provides effective warmth at a low cost.  Significant ventilation in summer is available through careful placement of windows and doors for cross flow ventilation.
