THE YOUNG RESIDENCE
SCOPE OF WORKS
Located in the seaside town of Inverloch in an established, cobbled, tree lined street, this four bedroom family home is a testament to a collaborative approach to building.
Featuring a stunning entryway flanked by a rammed earth wall that continues through the spine of the house, and a timber post lined entryway that has an ethereal floating feel to it, the house has street presence. Stepping inside, visitors are greeted by stunning Blackbutt flooring in a hallway/gallery that is flooded with light to showcase the artwork that is so loved by the owners.
The heart of the house has an outlook to the back yard, and contains an understated kitchen that overlooks the dining area with its feature wall that extends beyond the perimeter of the house and out into the yard. This feature is repeated in the guest room with its outlook to the private front courtyard. The living room has a fireplace and simple inbuilt joinery for storage and to anchor the TV. The backyard has a covered area framed with large timber posts overlooking a low maintenance yard.
With raked ceilings, high set windows, a rammed earth wall through the spine of the house, and rustic, blackbutt flooring, the home exudes natural warmth and subtle luxury suitable for seaside living. Access to the master bedroom suite is via an airlock for privacy that leads off to the main bedroom, a shower room with basins and a separate powder room. The bedroom itself is large, light filled and has direct access to the back yard. The other bedrooms are carpeted for warmth and comfort with built in robes for storage.
The clients wanted a family home where they could escape to on holidays, that was large enough for their grown up children and families, yet cosy enough to be used as an escape for a couple. The zoned living arrangement delivers to this brief.
TS Constructions, who have worked extensively with this architect, undertook initial costings which bought the home in above initial estimates. TS Constructions then undertook a consultative approach to find savings in the build that enabled the project to proceed without compromising the design intent.

The team at TS Constructions thoroughly enjoyed working with these clients. Their willingness to be open about what they needed, and their willingness to explore options to achieve their desired outcome, allowed TS Constructions to demonstrate their flexible and collaborative approach.
As with all engagements, initial contact was with a Director of TS Constructions, in this instance Tony O’Connell who had worked on commercial projects with the architect. Word of mouth is critical in business, and the reputation and past performance of TS Constructions ensured that the relationship started off on the right foot.
Once the final contract price was agreed to, the project was handed over to another Director, Stephen (Howie) Howell, who managed the construction and ensured communication was clear and timely. Site meetings were held regularly and the client was kept constantly updated outside these times through phone calls and emails. Where clarification was required, Howie jumped onto the phone and kept up a high level of personal interaction.

Paul Thatcher, a commercially renowned architect from GHD, created the design for the clients who are also personal friends. The brief required light and space, and a design that would be flexible enough to accommodate for family and friends staying to enjoy the local beaches and scenery.

EXECUTION OF DESIGN
Ensuring the clients vision and the architects intent is delivered is an essential component of building. The finished product reflected the intent of the architect and delivered a high quality residence for the clients. A key requirement was to have a modern home that reflected their personality whilst allowing them to use familiar artwork they had gathered over the years.
Owing to the simplicity of the design brief, all workmanship had to be within a very tight margin of tolerance. TS Constructions took the appropriate care and skill to ensure that walls were perfect, shadow lines straight and true, fixtures worked as designed and final finishes were applied with care and skill.

VALUE FOR MONEY
The client had a specific brief with a set budget, and to enable their vision to be delivered required some minor adjustments to the specifications required. TS Constructions have an extensive knowledge of products and could offer alternative selection for many of the final finishes, and with suggestions for minor structural changes that didn’t impact the design intent, were able to deliver a superior home to their clients that was within budget expectations.
SUSTAINABILITY / INNOVATION
The build utilised locally sourced materials and labour as much as possible to minimise environmental impacts during construction.
The final design was rated at 6.2 Stars, with a high level of passive solar design principals incorporated to reduce ongoing running costs. This included plenty of double glazed windows positioned to provide light and cross flow ventilation, and thermally efficient building materials, including the rammed earth spine.
